Assessments and Appeals
The Municipal Property Assessment Corporation (MPAC) assesses and classifies properties according to their use. They provide these values to the City of Cornwall on an annual assessment roll. To set your property's value, MPAC reviews recent sales of properties nearby. This ensures that properties with similar features have similar assessed values. When assessing a property, MPAC considers features that affect its market value including its:
- Location (being on a corner lot or close to a park, golf course or railway)
- Lot dimensions
- Living area
- Age of the structure(s)
- Any major renovations or additions
- Quality of construction
The number of bathrooms, fireplaces, finished basements, garages and pools can also affect your property's value.
Accuracy of your assessment
You can compare property values on MPAC to help you find out the accuracy of your assessment. Log in to MPAC's website using the ID and password from your notice to get this information for free.
Appealing your assessment
If you do not agree with your assessment or a Supplementary Tax Bill, you can file a request for reconsideration or file an appeal with MPAC for free.You can also appeal your assessment by sending a request to the Assessment Review Board, an independent tribunal.
