NOTICE OF PUBLIC MEETING Z-08-26

PURPOSE OF THE MEETING:

The City of Cornwall’s Planning Advisory Committee (PAC) will hold a public meeting on October 19th, 2026, at 7 p.m., in the Council Chambers of City Hall. The purpose of the meeting is to consider an application for a Zoning By-law Amendment for the lands affected. In accordance with the Planning Act, the meeting will serve as an opportunity for the public to make representations in respect of the proposed amendment and to obtain further information about the application.

LANDS AFFECTED: The subject properties are legally described as Part Lot 7, Cornwall Concession 2; Parts 1 to 6, Part of Part 8, Part 7, Parts 9 to 11, and Parts 13 to 14 on Reference Plan 52R-4061 in the City of Cornwall, located west of McConnell Avenue, surrounding Lemay Street on the north and south side, east of Optimist Park.

ZONING BY-LAW AMENDMENT (Z-08-26)

The purpose of the proposed Zoning By-law Amendment seeks to establish a site-specific Residential 20 zone (RES 20-XX) that would permit apartment dwellings with up to 24 dwelling units, exempt apartment dwellings from amenity area requirements, increase the maximum lot occupancy to 48% for all dwelling types, and reduce the minimum lot frontage for single detached dwellings to 14 meters. These site-specific standards for RES 20-XX would as follows:

  1. To permit up to 24 dwelling units for apartment dwellings whereas a maximum of 10 dwelling units or fewer are permitted under Section 6.1.
  2. To exempt apartment dwellings from amenity area provisions whereas in the case of four or more dwelling units a minimum of 10 m2 of amenity area is required per dwelling unit under Section 3.3.
  3. To permit a maximum lot occupancy of 48% for all dwelling types whereas a maximum lot occupancy of 40% is permitted under Section 6.2.1 g) and 6.2.2. h).
  4. To permit a minimum lot frontage of 14 m for single detached dwellings whereas a minimum lot frontage of 15 m is required for single detached dwellings under Section 6.2.1 a).

HOW TO PARTICIPATE:

ANY PERSON may attend the public meeting and/or make written or verbal representation either in support of or in opposition to the proposed Zoning By-law Amendment.

Written comments from the public are requested by October 12th, 2026, for consideration ahead of the meeting.
