NOTICE OF PUBLIC HEARING COMMITTEE OF ADJUSTMENT CITY OF CORNWALL APPLICATION FOR MINOR VARIANCE – FILE # A-29-26

Take notice that an application under the above file number will be heard by the Committee of Adjustment on Wednesday, September 23rd, 2026, at 05:00 p.m. in the Council Chambers at City Hall, 360 Pitt Street, Cornwall, Ontario K6J 4P6.

The purpose of the meeting is to consider an application for a minor variance from the provisions of the City of Cornwall Zoning By-law 2022-001 as amended, for the lands legally described as Part Lot 24, North Side of Water Street, municipally known as 223 Water Street West.

The requested variance(s) is to accommodate the replacement of a non-conforming single-detached dwelling in the Residential 40 (RES 40) Zone.

The proponent is seeking relief from the Zoning By-law for the following:

1.    Section 3.19.2 – to permit construction of a new single-detached dwelling that exceeds the original building footprint.

2.    Section 6.2.1 – to permit site specific variances for building setbacks, lot area and lot frontage to accommodate the new single – detached dwelling.
