Notice of Complete Application for Approval of a Plan of Subdivision
TAKE NOTICE that the Corporation of the City of Cornwall gives public notice of receipt of a complete application for a plan of subdivision on September 11th, 2025, in accordance with Sections 51(17) and (19.1) of the Planning Act. The application was submitted by 2113467 Ontario Inc. The subject application has been assigned file number: 04T-2026-01
LANDS AFFECTED: The subject properties are legally described as Part of Lots 13 to 15, Concession 1, being lots 1 to 22 and 25 to 37 and part of lots 23 and 24 on Plan 18, Part 1 on RP52R5274, and parts 1 to 6 on RP 52R5282 in the City of Cornwall, located at 800 Second Street West.
PROPOSED DRAFT PLAN OF SUBDIVISION:
The purpose of the subdivision application is to create 21 lots intended for single detached dwellings (21 units), 27 lots for semi-detached dwellings (54 units), 6 Townhouse blocks (96 units), 6 apartment blocks (795 units), and 1 commercial block.
ADDITIONAL INFORMATION relating to the proposed Draft Plan of Subdivision is available for inspection during office hours at the Civic Complex, located at 100 Water Street East, Cornwall, ON, or by contacting planning@cornwall.ca.
If a person or public body would otherwise have the ability to appeal the decision of the Council of the Corporation of the City of Cornwall but does not make oral submissions at a public meeting, if one is held, or make written submissions to the Council of the Corporation of the City of Cornwall in respect of the proposed plan of subdivision before the approval authority gives or refuses to give approval to the draft plan of subdivision, the person or public body is not entitled to appeal the decision to the Ontario Land Tribunal.
If a person or public body does not make oral submissions at a public meeting, if one is held, or make written submissions to the Council of the Corporation of the City of Cornwall in respect of the proposed plan of subdivision before the approval authority gives or refuses to give approval to the draft plan of subdivision, the person or public body may not be added as a party to the hearing of an appeal before the Ontario Land Tribunal unless, in the opinion of the Tribunal, there are reasonable grounds to do so.
If you wish to be notified of the decision of the Council of the Corporation of the City of Cornwall in respect of the proposed plan of subdivision, you must make a written request to the Council of the Corporation of the City of Cornwall at 100 Water Street East ATTN: Planning Dept, Cornwall, ON, K6H 6G4.
The subject lands are currently the subject of an application under the Planning Act for an amendment to the City of Cornwall Official Plan and an amendment to the City of Cornwall’s Zoning Bylaw.
IF A PROPERTY CONTAINS SEVEN OR MORE RESIDENTIAL UNITS, the owner is required to post this notice at a location that is visible to all the residents.
