TAKE NOTICE that the Corporation of the City of Cornwall gives public notice of receipt of a complete application for a plan of subdivision on March 27, 2026, in accordance with Sections 51(17) and (19.1) of the Planning Act. The application was submitted by 13618153 Canada Inc. (Jean-Pierre Poulin) (1950 Montreal Road, Cornwall, ON, K6H 6L2, 438-502-3855) and their agents, Devcore Group (1950 Montreal Road, Cornwall, ON, K6H 6L2, 438-502-3855, ccordonnier@devcore.ca).

The subject application has been assigned file number: 04T-2026-02

LANDS AFFECTED: The subject properties are legally described as Parts of Lots 1, A, and B, Concession 1; Parts 1, 3, 4, 5, 6 and Part of Part 2 on Reference Plan 52R-274; Part 3 on Reference Plan 52R-663 in the City of Cornwall, located at 1950 Montreal Road.

PROPOSED DRAFT PLAN OF SUBDIVISION:

The purpose of the subdivision application is to create 3 blocks, which are proposed to be further subdivided in the future via part lot control exemption. The proposed subdivision intends to introduce a variety of land uses, including but not limited to residential, commercial, institutional, and open space.

ADDITIONAL INFORMATION relating to the proposed Draft Plan of Subdivision is available for inspection between 8:30 a.m. to 4:30 p.m. Monday to Friday at the Civic Complex, located at 100 Water Street East, Cornwall, ON, or by contacting planning@cornwall.ca.

If a person or public body would otherwise have the ability to appeal the decision of the Council of the Corporation of the City of Cornwall but does not make oral submissions at a public meeting, if one is held, or make written submissions to the Council of the Corporation of the City of Cornwall in respect of the proposed plan of subdivision before the approval authority gives or refuses to give approval to the draft plan of subdivision, the person or public body is not entitled to appeal the decision to the Ontario Land Tribunal.

If a person or public body does not make oral submissions at a public meeting, if one is held, or make written submissions to the Council of the Corporation of the City of Cornwall in respect of the proposed plan of subdivision before the approval authority gives or refuses to give approval to the draft plan of subdivision, the person or public body may not be added as a party to the hearing of an appeal before the Ontario Land Tribunal unless, in the opinion of the Tribunal, there are reasonable grounds to do so.

If you wish to be notified of the decision of the Council of the Corporation of the City of Cornwall in respect of the proposed plan of subdivision, you must make a written request to the Council of the Corporation of the City of Cornwall at 100 Water Street East ATTN: Planning Dept, Cornwall, ON, K6H 6G4.

THE SUBJECT PROPERTY IS the subject of an application under the Act for an amendment to an official plan being file OPA No. 8 and is not the subject of an application under the Act for an amendment to a zoning by-law or a minor variance or a consent or a Minister’s zoning order.

IF A PROPERTY CONTAINS SEVEN OR MORE RESIDENTIAL UNITS, the owner is required to post this notice at a location that is visible to all the residents.
