NOTICE OF PUBLIC HEARING COMMITTEE OF ADJUSTMENT CITY OF CORNWALL APPLICATION FOR CONSENT – FILE # B-05-26

Take notice that an application under the above file number will be heard by the Committee of Adjustment on Wednesday, June 17th, 2026, at 05:00 p.m. at Council Chambers at City Hall, 360 Pitt Street, Cornwall, Ontario K6J 4P6.

The purpose of the meeting is to consider a consent application for the creation of one new lot for the lands legally described as Lot 19, Plan 52M69, municipally known as 204 and 206 Ruby Drive.

The consent will facilitate the development of a semi-detached dwelling with one semi-detached dwelling unit on each proposed parcel. The severed lands are proposed to be approximately 441.5 m2 with 10.3 m of frontage on Ruby Drive. The retained lands are proposed to be approximately 474.5 m2 with 9.7 m of frontage on Ruby Drive. The effect of the proposed consent will be one semi-detached unit on each resulting lot with a common shared wall separating the units along the proposed lot line. This application has been submitted concurrently with an application (A-17-26) for minor variances to allow for a driveway to be located between the front wall of a residential use building and the street (Ruby Drive), and for an increase in permitted hard surface in the front yard.
