Review of Zoning By-law Amendment(s) under Section 34 of the Planning Act

Application for the consideration of Amendments to the City of Cornwall Comprehensive Zoning By-law, as described herein this Notice.
SubjectThe City of Cornwall Planning Advisory and Hearing Committee (PAC) will hold a public meeting on Monday, December 16th, 2013 at 7:00 p.m., in the Council Chambers at City Hall. The purpose of the meeting is to consider the following Zoning By-law Amendment(s) and other matters.
Proposed Zoning By-law Amendments (Zoning)An application to Rezone lands from Manufacturing 40 (MFR 40) to Manufacturing 10 (MFR 10) to facilitate a combined redevelopment of the site (including the parcel at 1400 and 1310 Boundary Road) for Mac Ewen’s GasBar/C Store and potential (Quick Serve) restaurant.
The subject site is legally described as Part of Lot D, Concession 2 and shown as Part 1 on Reference Plan 52R-2021, municipally known as 1310 Boundary Road, situated immediately South of the 1410 Boundary Road property. This application will see both properties as Manufacturing 10 (MFR 10) and introduce a site specific exception to allow a (Quick Serve) restaurant.

Additional InformationAdditional information regarding the proposed Zoning By-law Amendment(s) are available to the public for inspection at the office of the Planning Division, 100 Water Street East, 2nd Floor, Cornwall Civic Complex, Cornwall, during regular office hours.
If a person or public body does not make oral submissions at the public meeting or make written submissions to the PAC in respect of the proposed Zoning By-law Amendment(s) before the approval authority gives or refuses to give approval to the said Amendment(s), the person or public body is not entitled to appeal the decision of the City of Cornwall’s PAC to the Ontario Municipal Board.
If a person or public body does not make oral submissions at the public meeting or make written submissions to the PAC in respect of the proposed Zoning By-law Amendment(s) before the approval authority gives or refuses to give approval to the proposed said Amendment(s), the person or public body may not be added as a party to the hearing of an appeal to the Ontario Municipal Board, unless, in the opinion of the Board, there are reasonable grounds to do so.
At this meeting, it is the intention of the Committee to review applications/initiatives and hear objections, comments, or receive briefs before making a recommendation to City Council.
