NOTICE OF MEETING

REVIEW OF ZONING BY-LAW AMENDMENTS UNDER SECTION 34 OF THE PLANNING ACT

Application for consideration of Amendments to the City of Cornwall Comprehensive Zoning By-law as amended, as described herein this Notice.

Subject
The City of Cornwall Planning Advisory and Hearing Committee (PAC) will hold a Public meeting on Monday August 21st, 2017 at 7 p.m., in the Council Chambers of City Hall. The purpose of the meeting is to consider the following Zoning By-law Amendments.

Proposed Zoning By-law Amendments (Rezoning)
1. An application to rezone lands situated at 405 Ninth Street West & 1000 Cumberland Street from Residential 20 (RES 20) to Highway Commercial (CH) (Part 1) and also to consider Site Specific amendments to the Highway Commercial (CH) zone for a reduction in the exterior side and rear yards and a size reduction of 28 parking stalls. These amendments are in support of a new multi-unit commercial redevelopment of the lands located at 405 Ninth Street West (Part 2 & Additional South Area). The site is located on the former Monique’s Retail development is municipally described as 405 Ninth Street West and 1000 Cumberland Street and legally described as Part 1 on Plan 52R-4701 and Part 1 on Plan 52R-1701.

2. An application for a Site Specific amendment to the City of Cornwall Zoning Bylaw for an exception to the Manufacturing 40 (MFR 40) Zoning to allow for the relocations of the Cornwall Gymnastics Club to 525 Boundary Road. The site is located on the former C-Tech Building and legally described as Part of Lot D, Concession 1 shown as Part 1 on Plan 52R-40.

Additional Information
Additional information regarding the proposed subject amendments is available to the public for inspection at the office of the Planning Division, 100 Water Street East, 2nd Floor, Cornwall Civic Complex, during regular office hours.

If a person or public body does not make oral submissions at the public meeting or make written submissions to the PAC in respect of the proposed subject amendments before the approval authority gives or refuses to give approval to the proposed subject amendments, the person or public body is not entitled to appeal the decision of the City of Cornwall’s PAC to the Ontario Municipal Board.

If a person or public body does not make oral submissions at the public meeting or make written submissions to the PAC in respect of the proposed subject amendments before the approval authority gives or refuses to give approval to the proposed subject amendments, the person or public body may not be added as a party to the hearing of an appeal to the Ontario Municipal Board, unless, in the opinion of the Board, there are reasonable grounds to do so.

At this meeting, it is the intention of the Committee to review applications/initiatives and hear objections, comments, or receive briefs before making a recommendation to City Council.
